I'll take you back to the handover. On Thursday 7th June we had a final walk through and there was still things to do. We had got to a point though, where we decided we would take the house and have the rest of the work done after hand over. The next day, Friday before the long weekend, we were still unsure if we could get the keys. We wanted to move in over the long weekend, but despite having the invoice for a week, the bank still hadn't made the final payment. To make a long story short, w<span style="background-color: white;">e were on our way to the Builder's, and on the phone to the bank at 4:45pm to get everything sorted before the office closed at 5pm.</span><br />
<span style="background-color: white;"><br /></span><br />
<span style="background-color: white;">It was hard not to panic, I was trying not to get to excited about getting the keys to our new house, because it could have all fallen through at the last minute. We arrived at the office at 4.50pm the payment had been made, and the girls stayed back to get all the paperwork done and at last we had the keys to our new house. We had nothing packed and had not organised anything to move our things from 3 different locations.</span><br />
<br />
On Friday night we had to go to our Niece's birthday party. So Derrick was on the iPad organising to hire a truck for Sunday. After the party at about 11pm we opened the door to our new house.<br />
<br />
Early on Saturday, I started to pack up the granny flat (one room 9m x 4m). It still amazes me how much we could fit into that small room. I had the granny flat packed by about 11am and with the help of Derrick's brother Kurt and his wife Julie, we managed to move the stuff from the granny flat to the house in a station wagon and a trailer, (it took 3 trips) by about 6pm.<br />
<br />
An early start on Sunday morning, we picked up the truck and went and picked up the new fridge and some things for the media room. I went back to the house to start unpacking and Derrick and his Dad went to my Brothers house to pick up the rest of our furniture. My brother and his new wife have a very big house, so we took over two of the bedrooms and the upstairs lounge room. Derrick did one trip with his Dad and then we got my Mum, Dad and two of my brother to help with the second load.<br />
<br />
We got the second load back to the house by 7.30pm and Derrick left on his own for a long trip to Bathurst where all of our garage stuff was stored. Derrick got back at around 2.30am with the last tuck load. Next day w<span style="background-color: white;">e got up at 6am to unpack the truck so we could get it back to the rental place by 8am. At least now all of our belongings were at the house and now we just needed to unpack everything.</span><br />

<span style="text-align: left;">On the weekend of 23rd June we had the front and backyards levelled by a bobcat. We had to bring in 20 cubic metres of soil to level and have as the underlay for the turf. The 10 pallets of turf arrived on Saturday afternoon. At 7am on a very cold Sunday morning we started moving and rolling out 400 square metres of turf. With help from friends and our great neighbours from across the street ( they have only just moved into their house 7 weeks before us). We got it all done in one day. I couldn't move the next day, but it looks great. It makes such a difference to look outside and not see mud.</span></div>

Well the weekend after we moved in, we started to back fill the retaining wall and putting down the crushed recycled concrete. We also started the Timber slatted screen for outside the kitchen window. Just to make it a bit more fun to move huge amounts of soil and rocks it was raining as well.<br />

Because we moved in over a long weekend we had no hot water, air con or cooktop over the three days of the long weekend. We thought we would have it all installed on the Tuesday or Wednesday at the latest. On the Tuesday we had the oven and the gas cooktop installed, but the gas to the cooktop didn't seem to be very strong. Had the plumber look at it and he said we must have a blockage in the pipe. The electricians arrived on Thursday to install the hot water system and found that there was no power wired into the house for the hot water. We were told they would have to come back on Friday to wire the house up. Three electricians took three hours to install the power from the metre box up the wall of the garage, over the roof of the garage, up the wall of the second story and up to the roof and over the house to the other side, then down between the bricks and the wall to the hot water system. So a week after we got the keys we got hot water. The air con was even longer. The air con guy arrived on Monday but none of the trunking had been put into the roof. This all had to be cut and put in the roof on Tuesday. The other problem was the slab for the air con unit was half the size of the unit. This was resolved by using a large cement paver and cemented in at a later date. So ten days after hand over we were able to heat the house. Now going back to the gas, they found a blockage in the pipe that just happened to be in the ceiling cavity between the bottom and the second floor, so the only thing they could do was cut two holes in the ceiling to fix it. They also had to cut a hole in the back of one of the kitchen cupboards. So after all of that I was not very happy at all.<br />

Our Inspection on Thursday was cancelled on Thursday morning. Painting is still not finished, front door still not the right one and the stair post has not been replaced. The plasterers have not been back to fix cornice in Brads room or the lopsided cornice in the Alfresco. We have been told it will all be done by this Friday, but I am so over it. We will not be taking a house that is not finished or still with unacceptable defects. Looks like this is going to be a battle to the end.<br />

We have had a new painter come to fix the mess that had been made by the previous painter. I went and had a quick look this afternoon and the doors and skirting boards that looked matt now look fantastic.<br />
<br />
The tilers have come back to fix and finish a few little things. Widline the window company have been fixing the sliding doors and adjusting the windows.<br />
<br />
Carpenters have been installing the last few door handles. The side fence has been cleaned but still looks bad.<br />
<br />
The carpet was also laid today, so now the house feels much more like a home and not a work site.<br />

On Thursday we had our PCI (Practical Completion Inspection). One of the owners of Kurmond come out for this inspection. The painting that was supposed to be fixed has not all been done. The doors and window frames are supposed to be gloss and they somewhere between matt and semi gloss. We are getting a new water tank to fit under the window, a new front door has been ordered and the stair post will be replaced. Lots of other bits and pieces need to be completed or fixed, but we have been given a hand over date of the 25th May. So thats two weeks to get a lot done. Let's see how we go!<br />

Last week we had a meeting with one of the owners of Kurmond Homes, to go over a few concerns we had with the house, mainly the sliding doors not installed correctly, mould on the ceiling in the study, and some of the brick work, and the damaged post at the bottom of the stairs. We are both a little over the whole house thing, it has been our lives for the last year and we can't wait for it to be all done. <br />

The Kitchen went in last week, but like everything else it didn't all go to plan .The lights above the kitchen bench are in the centre of the room, but the island has been installed off centre. So the lights don't line up. They have said they can move it over 100mm. The cupboards above the cook top should have six doors, but they have put in two in the middle, two on the other side and three on the other AND the draws on either side of the oven are not the same size.<br />

The draws should have been 1197mm & 1192mm this was not an issue as it was only 5mm different.<br />
Now they are 1240mm & 1145mm that is now 950mm.<br />

The vanities and the scullery all went in and they all look great, the pantry shelves went but they sit over the top of a power point and the light switch, that will have to be moved and the plaster patched up.<br />

All of the outside plumbing was connected, but the Mastic sealant was not put in the articulation joints behind the downpipes on one side of the house, so that will all have to be taken back down and sealed.<br />

We had the laundry sink and one bath delivered, don't know what happened to the other bath, I am sure it will turn up eventually.<br />

On Friday we had the garage doors installed. I think they look great.<br />

</tbody></table>Well the house has had someone working every day this last week including Saturday. The plasterers are getting through slowly, they didn't work Friday but did work Saturday. All that needs to be done now is the cornice's downstairs. <br />

Well the house has been a hive of activity over the last few days. The plastering is pretty much all done upstairs and they will be back tomorrow to finish off down stairs.<br />

Monday and Tuesday last week we had the electrician come and do all the wiring for the lights, power points and light switches. These guys would have to be the cleanest tradies around, not only was the work neat and exactly where we wanted it, the place was cleaner after they left than before they arrived.<br />

Wednesday the guy from Sentinel alarms came to do the wiring for the alarm and security, as well as all of the TV and data cabling. Derrick got to be a tradie for the day and wired in some things for the media room.<br />

Over the weekend Derrick and I went shopping and ended up with a King Size Bed and Derrick got his toys for the media room. I think he used the whole months internet usage just looking up what was the best quality and the best buys. The guy at Harvey Norman ended up matching the lowest prices he found online.<br />

Tuesday the Gyprock arrived and at 1.30pm the Gyprockers started work putting up the ceilings, they stayed till after 5pm to get all of it up. Wednesday the walls started up stairs, and it makes such a big difference to the feel of the house, you get a much better idea of how big the rooms are and how much natural light you get into a room. Today it was just two guys working and they have pretty much finished upstairs. <br />

They will be back tomorrow with more guys and they are hoping to get down stairs done. They should be back next week to put up cornices.<br />

We also had a phone call from Kurmond this week asking if we wanting gloss or matt finish for our Kitchen. After much deliberation we have decided on the gloss. I took this as a good sign, it means they have started the kitchen.<br />

The last two weeks have been full steam ahead, Can't wait to get to lock up.<br />

The ceiling of the front porch is up and our big post to hold up the top balcony went in as well. I love the big chunky post, cost more than we wanted but I think it's worth it.<br />

On Thursday the brick cleaner was back to finish cleaning the bricks on the ground floor. Derrick and I went out to the site this afternoon to check to see if the big I beam in the garage had been cut, so the garage roof can go on. We got the best surprise, not only had the beam been fixed, but the roof tilers had been and completed the roof on the ground floor (alfresco and dining room). <br />

We were so excited about all the work that had been done today we nearly missed the thing we have waited three months to complete. THE BRICK WORK IS FINISHED. So on a Saturday with the weather not the best, we had three trades on site. This would have to be the best week in this whole process. We left the site today excited about our house again, its been a while since we haven't left feeling frustrated.<br />
Lets hope we can keep this pace for 2012.<br />

The down pipes are in and have been painted, but the most exciting is the scaffolding is down at last. <br />
The brickies still haven't come back to finish the last little bit on the balcony, but its not holding up any of the other trades. <br />

It's not. <br />
Not much has changed since my last post, so for the third consecutive post there's nothing to take photos of.<br />
The SS and all the trades return to work tomorrow, so hopefully things will start to move along a bit better. I'll put 2011 behind us, hope 2012 has less delays.<br />
Anyway, so as to avoid depression, I will finish on a positive note. I'm proud to report the first floor eaves have been painted. Only took three weeks since they were supposed to be painted, but they're painted.<br />

Yes folks, this is not the first, second or even third, fourth or fifth time, but the sixth time!<br />
Looking on the bright side, the Brickies where there on Saturday and again today, albeit only for a few hours each time. But they where there. Our SS said no trades would be there until 16/1, so I called his boss to express my disappointment at 2011's progress. <br />
At first he seemed a bit dismissive, but once he had a look at our lack of progress, he was very quick to get the boys back to work.<br />
As mentioned, the Brickies started back on Saturday, and the painters have got half of the first floor eaves painted. He says he has booked the Scaffolding to come down this week, and so far I have no reason not to believe him. The SS is back from holidays next week, hopefully he can maintain the pace his boss has set for 2012.<br />
There's still lots to do to catch up for lost time, but at least now they can't blame the Brickies. Their remaining work won't affect any of the other trades.<br />

The fact is, that not a single week has gone to plan since week four of this epic saga.<br />
<br />
As Beck said in her last post, these things were to happen this week:<br />
The eave painters were to have painted the upstairs eaves, they didn't.<br />
The downpipes were to have been installed and painted, they weren't.<br />
The Scaffolding was to have been removed, it wasn't.<br />
The downstairs fascia and gutter was to have been installed, it isn't.<br />
And the bloody useless brickies Kurmond have contracted were supposed to have finished, and they aren't.<br />
<br />
So that is exactly 0 from 5. And that's not even considering that half of those jobs were supposed to be finished LAST week. Even given the wet weather we've had, the delays are ridiculous and I think a lack of planning and organisation have resulted in the estimated lock-up date going from "by December" to "before Christmas" and now it doesn't look like it will even happen in January. Luckily we didn't hire Kurmond to organise a piss up in a brewery, or we'd all die of thirst.<br />
<br />
Anyway, I think it is fairly safe to say that nothing will happen now until next year. So Merry Christmas to you all, and a safe and happy New Year.<br />

They put on the eaves, the cladding outside of bedroom 4, installed the cavity sliders, put in the frame work for the ducting and the frame work for the niche in the main bedroom. The carpenters are very young (Derrick thought they were trying to pinch stuff), but these guys did such a great job. We went around to check all of the brick ties, to see if they had missed any and in the whole house we only found one that they missed. Every thing they told us they would do, they did.<br />

Wednesday the brickies turn up. I go out to site on Wednesday afternoon thinking all of the brick work would have been finished, but it isn't. They have run out of bricks AGAIN.<br />
They finished the front of the garage, one side and the front of the balcony and above the front door. Instead of using the different coloured bricks on the balcony and the garage ( these will be done in moroko, so you won't see the colour of the bricks) they used the correct colour bricks on these to spots and used the different coloured ones above the front door. Around the front door should be face bricks, but now there is the two different colours. Our SS told us they can be colour matched and we won't be able to tell.<br />

(Day 87)Well since our last post 12 days ago, we have had some action at the house.<br />
The A/C ducting has been fixed as much as it can be. The ducting in the corners of our bedroom have to stay, but our SS has told us he will make a niche over the bed area to hide it. This I can live with, but the one in the corner of the family room had to go. This one has been put into the cavity that we had made in our walk in robe.<br />
<br />
We had been promised brickies would work on the Wednesday, but again no one was there. Then on Thursday they also promised brickies, but again no one there. We found out later that they finished off a job on Thursday morning, went to the pub for lunch and didn't make back to work after a liquid lunch. By this point everyone has the sh#%s with the bricklayers.<br />

Friday morning - WE HAVE BRICKIES. It was only two of them, but at least something was going to get done. These guys did the fiddly bits under the windows on the bottom level. Derrick went out to see them on Friday morning and he was told the whole crew would be there Saturday morning.<br />
We had about 7 guys on site on Saturday morning and Monday all day. <br />
<br />
Brick work had to stop again on tuesday, this time because we had to wait for T bar to hold up the balcony and for over the garage doors. The builder also underestimated how many bricks we would need, and we have now run out. Kurmond has another job that is using the same bricks and same batch number that had been over estimated, so we are getting those bricks to finish the job on Monday. (We hope).<br />

Tuesday saw a change of pace, with the Brickies finally returning and the air conditioner installer arriving to make a complete mess of what should have been a simple job.<br />
He basically came out to install all the ducting for the A/C (aka "roughing it in"), the only problem was he didn't even look at the drawings. This clown just stuck ducting in the easiest, and in some cases stupidist, places he could find. After some robust converstation with the Site Supervisor a more logical plan was devised, and a promise made that the installer would be back to do the job properly (who knows when). I would hope that the SS would have picked up this lazy work at his next visit, but I'm glad we make regular visits to pick these things up earlier rather than later.<br />
As for the rest of the week, nothing happened <em>again </em>but this time due to the non-stop rain for three and a half days.<br />

This week the only work that happened was the roof installation. So over the last four weeks, we've seen an average of one day a week with Tradies. At the current rate we should be in our new home sometime in 2014. I was very disappointed with the lack of work done on the house. On the plus side, I got to meet our neighbour that is building the McDonald Jones across the street today. They are now ahead of us again.<br />

<div class="separator" style="clear: both; text-align: center;"></div>So in the last three weeks we have had scaffolding go up, (1 days work) the fascias and guttering go on, (3 hours work) and the brick work done to hold up the balcony (half a day).<br />
So we are about two weeks behind, but the SS assures us he will make it up.<br />

</tbody></table>The big problem was the brick layers. We had to wait for them to do the front piers before the roof could go on. So we waited and waited. We were told they would be there by the end of the week... then Monday... then Tuesday. I drove past on Tuesday morning, and still no brick layers. I got the SS's phone number from Derrick (he was sick of listening to be complain to him) and had the brickies there by 9am the next day and they were gone by 1pm. They did what they had to and went.<br />
The tiles arrived on Wednesday 9th, and finally something was going right.<br />

Next we were told the roof would go up on Friday. Drive past on Friday - Nobody on site NOT HAPPY.<br />
Then the SS promised us it would go up today. As I turned the corner this morning I was holding my breath hoping that someone would be there doing something, and low and behold the roofing guys were there! This was about 8am this morning and when I went past at 2.30, the top floor was all done and it looks great.<br />
